Q: Are you a realtor who will be listing my land or are you actually buying it?
A: Great question. We aren’t going to list your house, we’re actually the ones who will buy it. We are professional land buyers: We buy land that meets our purchasing criteria.
Q: Are you a wholesaler?
A: We want to buy your land. A wholesaler typically works as a middle man. They get your property under contract and then turn around and sell it ASAP to another investor while collecting their fee in the process. We don’t do that…we want to buy your land directly.
Q: Do you pay fair prices for properties?
A: Our main goal is to work with land owners to buy their properties quickly and simply. Because we offer that service to owners we factor that into our offers. This is especially true with land, because it is often difficult to truly value and the time on market for land properties can stretch out for years. We can buy your land this week!
Q: Why shouldn’t I just try to sell my land on my own?
A: That’s a great question. There certainly are many landowners out there that work to sell their own land. However, selling land can be a difficult and long process. It’s hard to value, it’s hard to market, and there are typically far fewer buyers than for a standard house. Many buyers tend to come from niche backgrounds and we are tapped into those networks. We focus on buying and selling land so we have the pathways to sell the land once we purchase. However, it took us years to perfect these marketing techniques and build these networks. For most land owners, it’s not their focus so it can be a very drawn out process.
Q: Are there any fees or commissions to work with you?
A: There are NO fees or commissions. We pay the closing costs and work with you to get you your money ASAP.
Q: Do I have to pay for a Title Search?
A: We conduct all the title research on our own at our own expense on each property. With our experience working with complicated titles, we can usually find a solution, as each title will be slightly different. If there are issues with the title, we will work with you to find solutions to the problem.
Q: What if there are back taxes due on my property?
A: No problem! We will pay them off and negotiate that into the offer price. What’s important to you is to know that there will be none of your own cash going into the transaction
Q: I lost the deed is that ok?
A: Yes! We will help you get a new deed. We can obtain most required documentation from the county ourselves.
